posted on 1 AprConfused about Sector 120 vs other options!
Sector 120 keeps popping up for 3BHKs, need something bigger for the kids. My wife's priority is a safe area with good schools nearby for admission next year. Has anyone actually lived there for a while? What’s the real deal with the schools and safety? Honestly not sure if it's worth the premium compared to other sectors. Also, thinking about ready-to-move vs under-construction. With all the RERA issues, is under-construction even worth the risk these days? Gulshan Homz has a project there, anyone have experience with them? Should I just stick to something ready even if it means a slightly smaller space?

Ultimately, it's a personal decision. Weigh the pros and cons, do your research, and choose what's best for your family. Good luck!
Be careful of hidden charges! Builders love to add extra fees at the last minute. Read the fine print carefully.
I think ready-to-move is the way to go, especially if schools are a priority. You can move in immediately and start the admission process.
So, what did you decide? Sector 120 or somewhere else? Ready-to-move or under-construction?
Don't forget to check the builder's track record on NCLT website. If they have any insolvency issues, stay away!
Don't forget to factor in the cost of interior design and furnishings. That can easily add another 10-15% to the cost of the apartment.
What's your budget? That will help narrow down your options. And what are your must-have amenities? Swimming pool? Gym? Club house?
Exactly! Budget is key. No point looking at properties you can't afford.
Also, consider resale value. Some sectors are more desirable than others.
Anyone know the current possession status of the Gulshan project in 120? Last I heard, it was delayed.
Bhai, rates are going up like crazy! Abhi nahi liya toh kabhi nahi le paoge. Maybe consider a smaller ready-to-move now, and upgrade later when you can afford it?
This is true. Interest rates are also climbing. It's a tough market right now.
But don't rush into a bad decision because of FOMO. Better to wait and buy something you really want.
Sector 150 mein Jaypee Greens ka project dekha? It's a bit further out, but the amenities are top-notch. And they have bigger units.
Check the carpet area carefully! Builders are notorious for inflating the super area. What looks like a big apartment on paper might be smaller in reality.
I bought in Sector 78 three years ago. I'm happy with my decision. The schools are good, and it's relatively peaceful. But prices have gone up a lot since then.
True about the parking! But overall, it's a decent place to live.
Sector 78 is a good option, but parking can be a nightmare. Especially during festivals and weekends.
Safety-wise, Sector 120 is generally fine. It's a gated community, and there's decent security. But 'safe' is relative, right? Compare it to other sectors you're considering.
I lived in Sector 120 for 5 years. The biggest advantage is its proximity to Delhi and other parts of Noida. But yeah, space can be an issue. We moved to a villa in Greater Noida West for more room.
How's the commute from Greater Noida West? That's my biggest concern. Office toh Noida mein hai.
Commute is manageable if you take the Noida-Greater Noida Expressway. But traffic can be a pain during peak hours. Plan accordingly.
Greater Noida West is rapidly developing, but still lacks the infrastructure of Noida. Weigh the pros and cons carefully.
Under-construction is tempting because of the lower price, but the risk is real. I lost a lot of money on a project that never got completed. Never again!
I agree with U1. Sector 120 is overrated. You're paying for the 'Noida' tag, but there are better options further down the Noida-Greater Noida Expressway. Have you considered Sector 150? Lots of new projects there.
Ready-to-move is always safer, especially with kids and school deadlines. Under-construction is a headache, bhai. Mera toh experience bahut kharab raha.
Gulshan Homz? They're alright, but check their past projects carefully. Delayed possessions are a common complaint. RERA registration number toh verify kar hi lena.
Haan, Gulshan ka reputation mixed hai. Some projects are good, some are delayed by years. Definitely do your homework.
Exactly! Don't just fall for the marketing. Visit their other sites and talk to residents. Real feedback is key.
RERA number se kya hoga? Builder toh phir bhi delay karega. Courts mein case karte raho, koi fayda nahi. Bitter experience speaks.
Sector 120 is okay, but for bigger families, it can feel cramped. The schools are decent, but nothing extraordinary. Which schools are you targeting? That'll make a big difference.
