Confused about Sector 35 prices and ROI

Sector 35 mein 3BHK prices high kyu hain? ₹1.1 Cr for a 3BHK seems a lot. Is it justified? Next 3-5 years mein real appreciation kitni hogi, yaa? ROI ka kya scene hai?

Yaar, Sector 35 mein 3BHK ke prices ₹1.1 Cr, is it just me or is this ridiculously high? Main toh first-time buyer hoon, itna budget stretch karna pad raha hai. Kya appreciation justified hai next 3-5 saal mein? Mujhe toh ROI ka scene bilkul clear nahi lag raha. Koi guide karega please?
