posted on 11 MayConfused about Sohna 3BHK upgrade, need advice
Okay I'll be honest — I'm trying to decide on a 3BHK in Sohna and hearing conflicting things. I'm currently in a 2BHK and planning to upgrade, probably Signature Global City 93. My main worry is water supply. Is it really reliable there, or do residents depend on tankers often? What's the actual tank capacity like for daily use? Also, just generally, how's the build quality holding up after a year or two? Is the price jump worth it if basic utilities are a hassle? Would appreciate any real experiences.

Dekho, first-time buyer ho toh thoda nervous hona normal hai. Sohna is developing, but it's not like the established sectors of Gurugram yet. The price range is good, but you need to factor in potential future maintenance costs and the possibility of utility issues. Don't get swayed by just the 'upgrade' factor. Compare the per sqft cost with a slightly older, established society in a more developed area, even if it's a 2.5BHK. Sometimes peace of mind is worth more than an extra half room.
Build quality ka issue toh hai, but water is more fundamental. Agar daily life mein paani ka hi jhanjhat hai, toh kya fayda itna paisa lagane ka? What's the actual tank capacity they are providing per flat for daily use? Is it 500 liters or 1000 liters? This detail matters a lot.
Maine bhi ek 3BHK book kiya tha 2 saal pehle, not in Sohna but near Airport Road extension. Builder ne water supply ka assurance diya tha, but abhi bhi society tanker dependent hai. My advice: don't just rely on what the sales team says. Talk to people living in other Signature Global projects, especially those delivered a year or two ago. That will give you a real picture of their build quality and utility management. Total 700 units, toh manage karna mushkil ho sakta hai.
Dekho, water issue toh Gurugram ke kai areas mein hai, not just Sohna. But Signature Global City 93 ka location aur price point is actually good for a first-time buyer looking for a 3BHK. RERA number bhi hai: RC/REP/HARERA/GGM/682/414/2023/26. Ongoing project hai, 700 units hain. I think it's a decent bet for future appreciation, especially with the upcoming connectivity.
Gurugram mein abhi bhi buyer's market hi hai mostly, especially for projects a bit further from the main city. Sohna mein toh abhi bhi inventory kaafi hai. Agar aapko immediate possession nahi chahiye aur long-term investment dekh rahe ho, then Sohna is okay. But prices have already seen a decent jump in the last couple of years, so don't expect crazy returns overnight. Baliawas side bhi abhi development slow hai.
Future appreciation ka toh theek hai, but current market conditions kya keh rahe hain Gurugram mein? Is it a buyer's market or seller's?
Aapka point sahi hai, par build quality ka kya? Maine suna hai Signature Global ke kuch projects mein finish quality thodi average rehti hai. For 1.3 Cr+, we expect better, right? Possession date August 2026 hai, kaafi time hai abhi.
Bhai, Sohna mein water supply ka sach mein issue hai kya? My biggest worry for Signature Global City 93 is exactly this. ₹1.3 Cr – ₹2.0 Cr is a huge amount to pay for a 3BHK if I have to call tankers every other day. Koi real experience batao please. Is the tank capacity decent for a family of four?
Haan bilkul. Mere ek relative ka hai Badshahpur ke paas, udhar bhi summer mein tanker mangwana padta hai. Signature Global City 93 mein toh abhi construction chal raha hai, but general Sohna area ka yahi haal hai. Builder bolte toh hain 24/7 supply, but ground reality alag hoti hai. Check their previous projects ka water management.
Exactly! My friend also booked in a different project nearby, and he says water is a constant struggle. Sohna mein ye common problem hai kya?
