Budget finalised, loan pre-approved — now stuck on which sector. I'm eyeing a 3BHK in Sector 4 Rohini, specifically a project by Garur Enterprises. I work in real estate, so I know builders play games, especially with 'all-inclusive' prices. Meri main concern hai all-in cost breakdown. They quote X amount, but then stamp duty, registration, PLC, parking, maintenance deposit – yeh sab kitna add ho jaata hai? I've seen builders spring hidden charges at possession time. Like, super area vs carpet area ka difference, usmein bhi koi extra cost hoti hai kya? Or specific charges for amenities that weren't clear initially. What's your experience with Garur or similar projects in Rohini? How much extra should I realistically budget beyond the quoted property price? Totally agree with your point. Yeh builders 'all-inclusive' bolte hain but then when you go for registration, suddenly basic electricity connection charges, society formation fees, fire safety equipment charges – yeh sab nikal ke
Bhai, Garur Enterprises? Rohini mein unke projects ka track record kuch khaas nahi hai. Mere ek dost ne bhi booking kari thi Sector 7 mein, par possession mein itna delay hua ki ab tak kalesh chal raha hai. Hidden charges toh pakka honge.
