Bhai, direct builder deals sound good on paper but usually save you only the brokerage amount, which is maybe 1-2%. Sometimes, brokers, especially the bigger channel partners, have better allocation or pre-launch discounts that direct sales won't give you. For M3M or Godrej, they have their own network anyway. Don't get fooled by the 'direct' tag.
