Confused after site visits, what am I missing?

Site visits are so misleading, honestly. I've been checking out properties in Udyog Vihar, especially Clarion Properties ke projects. Builders sab kuch sahi dikhate hain, but I'm worried about what they don't show. My first few visits were a blur. Last time, I realized I missed checking basic things like water pressure and network signal inside the flat. My parents keep saying 'carpet area dekhna, super area nahi', but there's so much more. Kya kya important things hain jo site visit pe pakka check karni chahiye, especially for a first-time buyer? Log bolte hain adjacent plots, future development plans bhi dekho. Is it worth asking about RERA compliance and builder's OC/CC status during the visit? Bahut confusion hai, yaar.
