Confused between a villa dream and luxury apartment in GGN

My current 2BHK in Sector 57 feels too small now, and I'm seriously looking to upgrade. Budget-wise, I'm eyeing either a plot in BPTP Astaire Garden for a custom villa, ya fir DLF Magnolias ke large apartments. Magnolias ka price point bohot high hai, but is that premium justified for future appreciation? Astaire Garden plots mein total cost of ownership, including construction, kitna difference hoga? What's the 5-year ROI for both? Community, which one would you pick for long-term value?
