I work in real estate, still confused. Under-construction projects dikhate toh achhe hai, but RERA horror stories darati hai. Is Aditya Builders & Developers sahi? Ready-to-move is safe, right?

The new metro line in Noida Extension will definitely boost property values. Keep that in mind when making your decision.
At the end of the day, it's a tough call. Weigh the pros and cons carefully, and choose what's best for you. Good luck!
Which floor are you considering? Corner units usually fetch a higher price but offer better views and ventilation. Also, check the direction of the apartment (east-facing is considered auspicious).
One thing to consider is the hidden costs. Registration charges, stamp duty, interior costs... they all add up! Factor them in before making a decision.
Ultimately, it depends on your risk appetite and financial situation. If you're risk-averse, stick to ready-to-move. If you're willing to take a gamble for a potentially higher return, under-construction might be an option. Just do your homework thoroughly!
So, @U2, what's the latest with Aditya Heights? Any updates from the builder?
No concrete updates, @U1. Just the usual empty promises. They keep saying 'possession soon', but no timeline. I'm planning to file a complaint with RERA.
Sector 150 ka avg rate is around 7k-8k per sqft, depending on the project. It's gone up significantly in the last year due to the Jewar airport news and new metro line extension plans.
Don't just look at the RERA registration number. Actually, go to the RERA website and check the project's details. See if there are any complaints filed against the builder.
Mera bhi same experience tha 2 years ago. Under-construction project mein invest kiya, builder ne phir se date extend kar diya lol. Now I'm stuck waiting. Never again!
Before booking, check amenities completion. I made that mistake. Builder promised a swimming pool and clubhouse, still not ready after 2 years of possession.
Rising property rates are making me rethink everything. Should I just rent for a while longer? Ghar lena is becoming impossible!
Sure @U4, it's Aditya Heights. Promised possession was Dec 2022, still waiting. Builder keeps giving lame excuses. Check their RERA registration, it shows delayed status.
RERA mein toh sab delayed dikhate hain! It's a joke. You have to do your own due diligence. Visit the site, talk to existing residents (if any), and check the builder's past projects.
Aditya Heights? Oh man, that one has been plagued with issues. I heard they had some financial trouble midway. Sad situation.
I bought a ready-to-move in Sector 128 three years ago. Paid a premium, yes, but worth it. No headache of following up with builders, no fear of RERA violations. Peace of mind is priceless.
Under-construction is only worth it if you get a really good deal and are willing to take the risk. Otherwise, stick to ready-to-move. Also, consider the location. Sector 150 is booming because of the sports city and connectivity.
What's the average rate in Sector 150 these days? Anyone knows?
Totally get your dilemma! Under-construction ka promise toh heaven dikhata hai, but the wait and uncertainty...uff! Ready-to-move is definitely safer, but you pay a premium. Aditya Builders & Developers... heard mixed reviews. RERA ID check kiya?
Aditya Builders? Bhai, be careful. I know someone who invested in their Sector 75 project. Possession mila kya? It's been delayed for over a year!
Ready-to-move is safe until you actually move in and find all the hidden problems. Plumbing issues, seepage... I'd say get a thorough home inspection done before closing the deal.
Sector 75? Which project? I am also looking there. @U2, can you share more details about the delays?
