The super area vs carpet area trap in Gurgaon is a major investor concern, trust me. Just moved into my Optus Abode flat in Sector 80. Brochures mein numbers bade dikhte hain, par actual usable space bahut kam hota hai. Pre-launch deals mein bhi, ROI calculate karte time ye factor kaun dekhta hai? Builders inflate numbers badly. What's your trick for figuring out true value?

Totally relate yaar! I bought a 2BHK in Sector 70 last year, builder ne 1200 sqft bola tha. Possession ke time pata chala carpet area mushkil se 750 sqft hai. Walls, shafts, common areas sab super area mein ghusa dete hain. It's a massive shock jab final product dekhte ho. Mera toh budget pura hil gaya tha. Pehle laga investment accha hai, but now I feel stuck. Ye Optus Abode waalon ka bhi same funda hai kya?
