Confused by builder's extra costs in Greater Noida

Honestly, I'm quite confused by builder charges. Kids have moved out, so we need a manageable 2BHK in Greater Noida, maybe Sector 150. Godrej Properties aur ATS ke projects dekhe, par hidden charges ka bahut darr hai. PLC, EDC, maintenance deposit, sab baad mein pata chalta hai. Gaursons ya ACE Group ke saath experience kaisa raha on these costs? Any advice?
