Confused on builder for manageable Bengaluru flat?

Sarjapur Road – my kids have moved out, so I'm selling our big house for a smaller, manageable 2BHK around ₹1.3Cr. Looking at Prestige and Sobha projects there. How's their construction quality really? And what about post-possession maintenance charges and society upkeep after a few years? Want something hassle-free.
