Getting a direct deal from builders in Mohali feels like a trap sometimes. I'm looking for a 3BHK around Sector 112, maybe something from Czarr Villas Private Ltd. My wife's priority is a safe neighborhood for the kids and good school access, so we're set on the area. I'm wondering if going through a good local broker actually gets you a better spot discount or hidden price correction than talking directly to the builder. It feels like they play games with pricing. For a 3BHK around 2 Cr, what's the realistic negotiation room? Or are some areas just 'no discount' zones? Need some real-world advice here. What's been your experience?

Bhai, builders toh hamesha khelte hain pricing ke saath. Direct deal mein bhi woh apna margin rakhte hi hain. Mohali mein maine suna hai kuch projects mein hidden charges bahut hote hain. Czarr Villas ka toh pata nahi, but be careful. Don't trust their 'last price' too easily. Ek doosra project dekha tha, last moment pe maintenance charges aur club membership add kar diye.
