Confused: Resale ya new project in Greater Noida?
Budget finalised, loan pre-approved — now stuck on which sector. I work in real estate, but buying for myself is a whole different ballgame, yaar. I'm eyeing Greater Noida, maybe Noida Extension ya Sector 150. Builders like Irish Infrastructure ya Godrej ke new projects dekh raha hu, but secondary market ka bhi option hai. Kya kisi ko experience hai ki resale properties mein negotiation zyada hoti hai? Matlab, new launches mein builders kaafi rigid hote hain, but resale mein thoda wiggle room mil jaata hai kya? Aur all-in cost breakdown mein kitna difference aata hai finally? Stamp duty, registration toh same rehti hai, but hidden charges... resale mein kam hote hain ya clarity zyada milti hai? Thinking 2BHK around ₹80L. Jewar Airport aur Aqua Line ke paas value milegi kya long-term ke liye?

Bhai, mera experience alag hai. Maine ek new project mein book kiya tha 2 saal pehle, sochke ki appreciation milegi. But possession date 3 baar extend ho chuki hai! Aur hidden charges toh itne nikle ki mera 80L ka budget 90L cross kar gaya. Better to look for ready-to-move resale, even if it's slightly older. At least you know what you're getting. Current market mein demand thodi slow hai, so resale sellers are more flexible and you see the actual property before committing.

Possession ka wait karte karte EMI aur rent dono dena pad raha hai. Builder ka naam nahi lena chahta but check RERA status for projects before booking, bahut builders ka status 'delayed' dikhega. Always get a clear breakdown of all-in costs.

Absolutely, U2 is right. My cousin got a good deal in a resale flat near Alpha I Greater Noida last year, saved almost 7% on the asking price. Builder toh seedha mana kar dete hain discounts ke liye. But be careful with old resale, sometimes maintenance dues aur other legal issues ho sakte hain, especially if the society is old.
Haan, builder toh rigid hote hain. Mere friend ko Godrej mein ek paisa bhi discount nahi mila tha! Resale mein you can definitely push for 5-10% lower if the seller is in a hurry, it's a known fact.
