Did a site visit to Conscient Elaira Phase 1 last year. Moved in March. Everyone glorifies the amenities, but daily living is a compromise. Noise high, many 'luxury' features useless. Change my mind?

It's a tough situation, U1. On one hand, the excitement of owning a 'luxury' flat, especially for a first-time buyer, can make us overlook things. But on the other, for a project with 268 units and such a high price tag, the builder should really ensure everything is top-notch. Maybe document all these issues and approach the builder formally with other residents?
This is why I'm so scared to buy. My friend booked in another project on Airport Road (Gurgaon side) and the builder has shifted the possession date twice already. Now they're saying 2026, when it was 2024 initially. Conscient Elaira's possession date is 2031-03-01 according to RERA. That's still so far off for an 'ongoing' project. What if they also delay it?
U12, the RERA number for Conscient Elaira Residences Phase 1 is GGM/917/649/2025/20 DATED 20.02.2025. It clearly states the possession date as 2031-03-01. And the status is ONGOING. So, U1's experience is from moving into a still-under-construction phase, which is concerning. How did they even get possession?
RERA number kya hai is project ka?
U10, you're right to be wary. The current market conditions in Gurugram, especially post-pandemic, have seen many builders cutting corners or facing delays. It's tough for first-time buyers to know who to trust.
To be fair, sometimes expectations are too high. All projects have teething issues, especially luxury ones with complex features. Are you sure you're not just nitpicking a bit after the initial excitement wore off? What exactly is 'useless'?
Yeah, exactly. And what about the possession date? Is it on time?
U7, 'nitpicking' when paying 3.2 Cr minimum? I don't think so. When you pay a premium for 'luxury', you expect it to work and enhance your living, not become a daily headache. Quality control is paramount at this price point.
Bhai, totally feel you. Builders show one thing, reality is often something else. Which phase did you move into?
U5, RERA details are one thing, ground reality is another. My cousin bought in a 'luxury' project near Baharampur Naya, similar issues. The builder keeps delaying possession and the amenities shown in brochures are never fully delivered. It's a common tactic, sadly.
OMG, that's a nightmare for such a high price range! Did you check their RERA details properly before buying?
U2, I explicitly mentioned Phase 1. And the 'compromise' isn't just small stuff. Imagine paying ₹3.2 Cr – ₹4.4 Cr for a flat, and the 'smart home' features are buggy, the gym equipment is frequently out of order, and the soundproofing is so bad you can hear your neighbour's TV! Plus, the promised green spaces are still half-done. It's a daily frustration.
