Conscient Hines Elevate mein investor mix ka kya scene hai? I'm looking at a unit there, it's a completed project, so ready-to-move hai. My budget is around ₹5 Cr. Honestly, this is my first investment property in Gurugram, so thoda nervous hoon. I want to understand the long-term potential. Log bolte hain agar zyada investors hon toh society dead rehti hai, is that true for Elevate? What kind of rental yield can one realistically expect, like for a 3 BHK? Also, in 5-7 years, what's the resale market like there? Will it be easy to find a buyer? Any experience sharing would be super helpful. Ab samajh nahi aa raha ki itna bada investment kahan karoon.

₹5 Cr for a first investment sounds steep, especially with the current Gurugram market. Have you checked other options near Badshahpur? Elevate ka price range ₹4.9 Cr – ₹8.5 Cr hai, toh ₹5 Cr mein kya milega? Smallest unit hi milegi na?
Bhai, Elevate ka location accha hai. RERA number 19 OF 2019 hai, sab clear hai. Quality ke liye toh Hines ka naam hi kaafi hai. Don't just look at price, look at the value. For ₹5 Cr, you get a good 3BHK.
Exactly! ₹5 Cr mein bhi entry level unit hi milegi I guess. And the resale market in that specific sector can be tricky. My friend invested near Baharampur Naya a few years back and is struggling to find buyers now. Location matters a lot for resale, especially for premium projects.
Same boat, yaar. That investor mix thing worries me too. Is it really a big deal for a completed project like Elevate? ₹5 Cr is a huge amount for a first-timer.
Haan bhai, same experience. Society dead ho jaati hai if it's all investors and no actual residents.
