Considering Goyal Luxury Floors, what's the actual possession process like?

Fed up of renting in Faridabad, landlord raised rent again, so I'm finally taking the plunge. Looking at Goyal Luxury Floors by Rahul Mangla in Sector 80. What's the real possession experience like from them? Do they surprise you with hidden charges or is the actual carpet area accurate compared to what's advertised? And how are the post-possession maintenance charges? Any unexpected surprises at handover?
