Considering Prasu SKA Divine, Ghaziabad: What RERA and builder reputation tell us
Hey everyone, I've been looking into Prasu SKA Divine in Ghaziabad, an upcoming project by Prasu Buildcon LLP, associated with the well-regarded SKA Group. With four projects delivered, SKA Group's reputation for early delivery is definitely a plus, especially for an upcoming venture like this. What caught my eye, beyond the 4-acre project area and price range of ₹1.56 Cr – ₹2.13 Cr (Avg Price/Sqft: ₹9200), is its RERA status. It's registered as UPRERAPRJ556045/10/2024. This RERA registration is crucial for buyer protection, ensuring transparency and accountability, which are non-negotiable for me. Legal compliance is paramount, especially with an upcoming project, as it provides a safety net against potential delays and deviations. For an end-user, knowing the project is RERA registered from the get-go offers significant peace of mind regarding regulatory safety. While we can't discuss actual possession yet, this upfront compliance suggests a commitment to a smooth process. It gives confidence that the builder is adhering to norms, which translates to a potentially better future living experience. My initial take is that the RERA status and builder's track record make Prasu SKA Divine a project worth considering for those prioritizing regulatory compliance.

Totally agree with U9. For a first-time buyer, this price range is a huge commitment. We need to factor in registration charges, stamp duty, interior work, etc., which easily add another 10-15%. So, a 1.6 Cr flat becomes 1.8 Cr+. What's the general sentiment on current Ghaziabad real estate trends? Are prices expected to cool down or go up further in the next 5 years?
Price range of ₹1.6 Cr – ₹2.1 Cr is steep for Ghaziabad, even with SKA's reputation. I was looking at something under 1.2 Cr in Achchheja. Is Prasu SKA Divine offering something unique that justifies this premium? Like location advantage or ultra-luxury amenities? Because just RERA and a good builder name might not be enough for this price point.
I'm a bit torn. The RERA compliance is definitely a big relief, but that 2029-08-25 possession date feels like an eternity. What if the market changes drastically by then? My friend bought a flat in 2018 with a 2022 possession, and it got delayed till 2023 because of COVID, and the final cost was much higher than expected. This is my first home, I can't afford such risks.
I heard about Prasu SKA Divine too! My broker was pushing it, saying SKA Group is very reliable. But the 536 units seem like a lot. Will the amenities be able to handle such a crowd? And is it true SKA Group has faced some minor delays in other projects, or is their 'early delivery' reputation always solid?
The total units are indeed high. I visited a similar project in Abhay Khand, and it felt super congested. Also, the RERA number UPRERAPRJ556045/10/2024 is good, but it's important to keep checking the RERA portal for quarterly updates on construction progress. Builders sometimes show good initial progress but then slow down.
U5, my cousin booked with SKA Group in a different project near Indirapuram, and they got possession almost on time, maybe a few months late, but not a major delay. So, their reputation is mostly good. But 536 units, haan, that's a valid concern for amenities overloading. Parking ka issue bhi ho sakta hai.
Wow, this is exactly what I needed to hear! RERA registration gives so much peace of mind, especially for an upcoming project. I've been so nervous about booking anything without proper legal backing. SKA's track record for early delivery is a huge plus too. Thanks for sharing this detailed info!
Sahi baat hai, RERA to mandatory hai. But 2029 possession date? That's quite far, almost 5 saal. Aur price range bhi 1.6 Cr se shuru ho raha hai, Ghaziabad ke liye thoda high nahi lag raha? Kya is area mein itna price justified hai?
