Considering pre-launch in Sopena Agrahara from Dubai – need ground truth
2 years I've been tracking Bengaluru property from Dubai, and prices just keep climbing. I'm looking at a 3BHK, maybe around Sopena Agrahara. My budget is stretching to ₹1.8 Cr. Prestige Group has a pre-launch coming up there, or so I hear. Is pre-launch pricing actually a real discount, or just a marketing gimmick? I can't do a site inspection myself, so relying on community insights is huge. Also, how much does super area vs carpet area really impact the final cost here? I'm worried about paying for inflated numbers. Would a secondary market deal give me more negotiation room, especially since I'll need a property manager and someone to handle POA? Just trying to figure out the smartest entry point from afar. What's the general consensus on pre-launch ROI versus a ready-to-move resale?
