Considering Sector 22 near Yamuna Expressway - investment reality?

I'm based in Dubai and seriously considering investing in Sector 22, Yamuna Expressway. Can't do a site inspection myself right now, so relying on you guys. I'm mainly looking at investment potential, say 3-5 years down the line. What's the appreciation forecast realistically? Rental demand bhi dekhna hai. I've heard mixed reviews about water supply. Is it mostly tanker dependency or is municipal water reliable? Also, safety at night worries me. I need a property manager if I buy, so security is a big concern. Anyone living there, can you share your experiences, specially regarding these points? Is it worth investing here or am I missing something? Power of attorney ka scene kya hai for rental management?
