Since January I've been seriously considering Sector 28, Noida for our next home. Need at least a 3BHK for the kids. My wife's priority is definitely the school situation. Has anyone had experience with the schools nearby? Like, actual firsthand experience with admissions and teaching quality? Also, how safe is it really for the children to play outside? I've heard it's peaceful, but peaceful doesn't always equal safe, right? Kya kisi ko pata hai about the resale market there? If we needed to move in a few years, would it be easy to sell? Honestly not sure if it's worth the premium prices they're asking. Any insights are appreciated!

Ultimately, it's a personal decision. Weigh the pros and cons carefully. Sector 28 has a lot to offer, but it's not perfect. Good luck with your home search!
So, OP, which project are you leaning towards? Have you visited any properties yet? Would love to hear your thoughts after seeing them firsthand.
Just a thought - have you considered sectors slightly further away, like 93 or 137? You might get more space for your money, and the schools are still accessible.
Check the builder's payment plan carefully. Some have hidden charges. Get everything in writing before you sign anything.
This is so important! Builders love to add extra charges at the last minute. Be vigilant!
Anyone knows what the current circle rate is for Sector 28? That's a good starting point for negotiation.
Last I checked it was around 90k per sq meter, but better to confirm with the registry office. They have the latest updates.
I'd prioritize safety over everything else. Good schools are important, but a safe environment is even more crucial for kids. Visit the area at different times of the day to get a feel for it.
Don't forget to factor in maintenance charges. Some societies in Sector 28 have ridiculously high maintenance fees. That can eat into your budget.
True! Maintenance charges are a silent killer. Always ask about them upfront.
Don't just focus on the schools. Think about other things too – hospitals, markets, parks. Is it a well-rounded locality? Sector 28 is decent in all these aspects, but do your research.
Yaar, resale market toh unpredictable hai. Koi guarantee nahi hai. Better to focus on whether you like the property and the area for your family NOW. Future ka toh Bhagwan bharose.
I bought in Sector 28 in 2018. The price I paid then seems like a steal now! But back then, people were saying the same thing – 'rates are too high'. So, it's all relative. Just do your due diligence.
True that! Hindsight is always 20/20. But the market was different then. Interest rates were lower, and there wasn't as much demand.
Exactly. Timing is everything. Now, with rising interest rates, buying power has decreased. So, be extra cautious.
Honestly, all of Noida has safety issues. Sector 28 is probably better than some other sectors, but you still need to be vigilant. Install CCTV, hire a good security guard for your block, that sort of thing.
I heard the metro extension to Sector 142 will boost property values in nearby sectors like 28. True or just builder propaganda?
Definitely true. Connectivity is key in Noida. Better connectivity, higher prices. Simple as that.
Metro is always a plus, but Sector 28 already has decent connectivity. The price impact might not be as dramatic as in sectors further away from existing metro lines.
Exactly U15, Sector 28 is already well connected. The Metro impact will be there, but not huge. It's already a prime location.
My cousin sold his 3BHK in Sector 28 last year for a good price. But he bought it cheap initially. Market conditions matter a lot. Abhi rates are inflated, so be careful not to overpay.
Which project are you looking at? That makes a HUGE difference. Some projects have better amenities and construction quality than others. Share the project name, we can give more specific feedback.
We moved to Sector 28 five years ago precisely because of the schools. My kids went to Somerville School. Good, solid education. But yes, safety is a concern everywhere in Noida. We always made sure our kids were accompanied.
Resale value depends on the builder too. Which project are you looking at? Some builders have a better reputation than others. Check RERA registration before you finalize anything!
Haan, RERA number is a must. Don't trust anything the builder says without verifying it on the RERA website.
Exactly. And check if the builder has any ongoing disputes or delayed projects. That info is also available on the RERA portal.
Sector 28 is good, no doubt. But premium prices are justified only if the schools are top-notch. Which schools are you considering specifically? That'll help people give you better advice.
Bhai, Sector 28 is peaceful, yes. But 'safe' is subjective. My parents live there, and they say petty theft has increased. Kids playing unsupervised? I'd be wary. Resale? Depends on the property and the market then, no guarantees.
I have a friend whose kid goes to DPS Noida. Says it's good, but SUPER competitive. Getting in is half the battle. Sector 28 is convenient for that, but traffic can be a pain during school hours. Agree with U2 on the safety aspect, better to be cautious.
DPS is good but expensive yaar. Pathways is also an option, international curriculum. But budget dekho apna. Resale in 28 is usually good, prime location hai. But rates are high now, market is up.
Exactly! Pathways is for a different league altogether. DPS is the more realistic option for most families.
Don't forget Amity School. It's also quite popular in that area. Though, again, admissions can be tough.
Pathways ka toh fees sunke hi chakkar aa jaate hain! DPS is comparatively better value, I think.
