Construction-linked payment plans feel like a constant worry, honestly. My kids have moved out, so we're selling our big house for a smaller 2BHK in Shikaripalya. Builders like Sri Balaji Structures push CLPs. Is a lump-sum down payment actually smarter for a manageable budget? Trying to avoid surprises, not sure which way to go.

U5, exactly! Builders ko bas apna cash flow dekhna hai. But humara kya? Possession delays ka kya karein? Koi guarantee nahi hoti.

Lump sum is definitely better if you can negotiate a good discount, but that's rare these days.
Totally get what you're saying, OP. Hum bhi first-time buyer hain aur ye CLP ka chakkar samajh nahi aa raha. Har builder bas isi ke peeche pada hai. Lagta hai jaise humara poora budget bas interest aur delays mein hi nikal jayega. Bahut tension ho rahi hai, yaar.

Mera ek friend Akshayanagar mein unka project book kiya tha, 2 saal late mila. CLP mein phase huye, har extension pe extra paise maangte the. Aise builders se bach ke rehna chahiye, lump sum downpayment agar possible ho toh best hai, at least builder ke haath mein control kam rehta hai.
