Visited a Cosmic Group project near Jhilmil Colony yesterday. Everyone glorifies construction-linked payment plans, but honestly, a bigger down payment with a spot discount seems smarter. Builder EMI ka hidden interest kaun dekhta hai? For a 3BHK around ₹2Cr in Dwarka, those costs add up quickly. Matlab, total acquisition cost badh jaata hai. Change my mind.

Exactly! My cousin booked a flat in Ansal Villas a few years back with a CLP. Project completion delayed by 2 years, aur usko interest bhi pay karna pada on the delayed payments, which was never clearly explained upfront. Plus, the quality suffered badly towards the end, cutting corners everywhere
Totally agree, bhai! Meri bhi yahi soch hai. Builder EMI sounds good on paper, but later it feels like ek aur loan le liya. The peace of mind of a clear payment plan is something else.
