Honestly, investing from Dubai feels like a minefield. For Gurgaon, especially around Baliawas, what payment plan is smarter: construction-linked or a bigger down payment? I'm looking at Orris projects. Also, are there actual price correction zones, or is everything just appreciating? Can I find better value in secondary market deals?

Totally agree with the minefield feeling. Main bhi first-time buyer hoon aur Orris ke ek project mein interest tha, but unki sales team ki baatein aur actual site progress mein bohot difference laga. Mujhe toh lagta hai ki secondary market mein deals mil sakti hain, especially agar koi urgent sale kar raha ho. Cash flow ka issue hota hai logon ko.

Bhai, construction-linked plan (CLP) is a huge trap, especially if you're not physically present to monitor progress. Builders delay, and you keep paying EMIs for something that's barely moving. I've seen so many people stuck with projects near Badshahpur where possession dates kept getting pushed by years. Better to go for a bigger down payment or a ready-to-move property, even if it costs a bit more upfront. Orris ka track record bhi mixed hai, make sure you check their RERA history thoroughly.
U8, that's easier said than done. Mera experience toh bahut kharab raha hai CLP ke saath. 2017 mein ek project book kiya tha Basai mein, CLP pe. Builder ne 2020 ki possession date di thi, abhi 2024 ho gaya hai aur bas 70% construction complete hai. EMI bhi jaa rahi hai aur rent bhi. Builders toh bas initial payment ke liye lure karte hain, baad mein koi accountability nahi. So, be very very careful with CLPs.
Har CLP trap nahi hota. Agar builder reputed ho aur financially stable ho, toh it's fine. Risk management hai yeh.
