Construction-linked plans are always riskier for buyers.
Is a construction-linked payment plan in Sohna really beneficial for first-time buyers? I'm looking at a 2BHK around ₹1.2 Cr near Golf Course Road, maybe with CGHS Group, and they're pushing CLP. My parents keep saying just pay more upfront if you can, avoid the uncertainty. But the EMI starts later, which feels good now. Honestly, not sure if that's a smart long-term move with potential delays. What's the real ground reality for these plans in Sohna?

EMI later sounds so good though! Budget tight hai, so it helps to manage finances initially. But the risk factor is real, agreed.
Maine bhi Sohna mein dekha tha, CGHS group ka toh pata nahi but ek dusra builder tha, unhone bhi CLP offer kiya. Phir baad mein pata chala ki approvals hi nahi the, bas booking chal rahi thi. Meri advice hai, RERA site pe jaake builder ka track record check karo. Aur possession date pe penalty clause ka kya scene hai, woh bhi dekhna. Yeh sab promises paper pe kitne strong hain, that's key.
What about the penalty clause? Does it really help if the builder delays?
Exactly! RERA check karna bahut zaroori hai. Mere cousin ke saath bhi yahi hua Basai mein. Builders bahut smart hote hain.
Aapke parents sahi bol rahe hain U1. Sohna mein delays common hain, especially post-RERA changes ke baad. Mere ek dost ka project Badshahpur mein अटक गया था, aur CLP ki wajah se interest bhi lag raha tha construction pe. Double loss.
Bhai, CLP toh trap hai. Builder ka paisa bachane ka tareeka hai bas, hum first-time buyers ko fasate hain. Don't fall for it.

Dekho, CLP is not inherently bad, but it depends heavily on the builder's reputation and financial health. For CGHS Group, check their past projects in Baharampur Naya or Baliawas. RERA website pe completion status aur any complaints dikh jaayenge. If they have a good track record of delivering on time, then the EMI relief can be good for budget-conscious buyers. But if there are red flags, then it's a huge risk. What's the exact project name?
Agreed with U1's parents. My uncle's project near Airport Road got delayed by 3 years with CLP. EMI start ho gayi but ghar nahi mila, it was a nightmare. Sohna mein toh aur bhi chances hain delays ke.
Bhai, CLP se zyada tension hoti hai, trust me. Builder ka paisa bachane ka tareeka hai bas.
