Budget finalized and I'm ready to commit, but I'm based in Dubai so I can't do site visits easily. Everyone glorifies construction-linked payment plans for security, but I think they're often a trap for investors. For a 2BHK in Naya Bans from Prasu Infrabuild, the CLP discount was minimal. Isn't a down payment plan with a significant spot discount usually better for ROI, even with the perceived risk? Matlab, cash flow better rehta hai. Builders push CLPs, but it feels like they benefit more. Change my mind.

Totally agree! I'm also looking at Naya Bans, Prasu Infrabuild ka rates dekh ke lagta hai they're not even trying to sweeten the deal for CLPs. Spot discount sounds tempting, but then delivery ka tension rehta hai na?

Delivery ka tension toh rehta hai, but if you do proper RERA check and builder ka track record, it helps. My cousin took a DPP for a flat in Alpha I Greater Noida, got a huge discount. Builder ne 6 months delay kiya, but still, ROI was better than my CLP flat in the same project.
