₹1.8 crore for a 3BHK in Lal Bahadur Shastri Nagar. Sri Balaji Construction ka construction-linked payment plan sounds good. But is it really better than a big down payment? Kids ke future ke liye hidden costs nahi chahiye.

Hidden costs ki baat ho rahi hai toh kya koi bata sakta hai ki typically CLP mein kya-kya hidden charges add karte hain? Like, maintenance advance, registration, society formation fees, IOD/CC charges, electricity connection charges? Ya ye sab toh standard hote hain?
5-10 lakhs extra? OMG! Mera toh poora budget hi hil jaayega. Ye toh bohot bada shock hai, especially for a first-time buyer like me.

Sri Balaji Construction? Be very careful. Mera ek cousin Adigara Kallahalli mein inke ek project mein phasa tha. Construction quality average thi aur possession date do baar extend kar di. CLP mein payments toh hote rahe, but jab tak possession nahi mila, mental peace nahi thi. Aapne builder ka RERA number check kiya hai? Usse thoda clarity milti hai kitne projects registered hain aur kitne pending hain, aur completion dates bhi.
Exactly! Bengaluru mein abhi delays common ho gaye hain, especially post-COVID. Market thoda uncertain hai, toh due diligence must hai, koi bhi builder ho.
U4, sahi kaha RERA check karna bahut zaroori hai. Sri Balaji Construction ka RERA ID dekho, usmein completion date aur saare approvals dikh jayenge. Often, builders show one completion date but in reality, it keeps getting pushed. Pre-EMI option bhi dekh lena agar CLP le rahe ho, warna double burden ho jaayega.
Hidden costs toh pakka honge bhai. Builders always have some catch. CLP mein possession mein delay hua toh EMI aur rent dono dena padta hai, jo double burden ho jaata hai. Mere ek friend ka experience bahut kharab raha Akshayanagar mein, 2 saal late mila project, puri family stress mein thi.
CLP sunne mein toh achha lagta hai, khaas kar jab budget tight ho. Ek saath itna paisa arrange karna mushkil hota hai. But haan, hidden costs ka darr toh rehta hai, especially kids ke future ke liye toh bilkul risk nahi lena chahiye.
