Is going for a construction-linked payment plan in Sohna really riskier than a down payment for a 2BHK? My kids have moved out, so I'm selling our big place near Huda City Centre. Looking for something smaller, low maintenance, maybe an Arttech Elegant Homes project. Seeing 2BHKs around ₹1.2 Cr, but worry about hidden costs and payment plan surprises. Want something manageable for retirement, not stress.

U4 makes a good point about RERA. Has anyone checked Arttech Elegant Homes specifically on the RERA website? What's their RERA registration number and expected possession date? Without that info, any CLP is a gamble. It’s like buying a lottery ticket with your life savings.
RERA is fine, but builders still play games. My cousin booked in a reputed project near Basai, RERA registered and all, still facing delays. They just keep extending the dates and citing 'market conditions'. Sohna is still developing, so risks are higher.
Yes, I just checked. Arttech Elegant Homes has a RERA ID. You can find it easily. But RERA just means it's registered, not that it will be delivered on time. Current market conditions in Gurugram are tough, many projects are stalled.
