Did a site visit to Tronica City last Saturday, checked out a Vashisth Group project. They're pushing construction-linked payment plans hard, saying it's safer for end-users. But I'm wondering agar down payment option mein better deal mil sakti hai. Matlab, is CLP really for our benefit ya builder ka cash flow manage karne ka tareeka hai? I work in real estate, but buying for myself, it feels different. Also, spot discount pe kitna bharosa karein? They say no negotiation, but I know builders often have a 'hidden' best price. For a 2BHK around 60-70L, what's a realistic discount one can expect in Ghaziabad right now? Should I push for a spot discount or just accept the CLP? Confused. What's your take?

Exactly! Mere ek friend ne Ghaziabad ke Ahinsa Khand II mein ek project mein invest kiya tha, us builder ka RERA mein completion date kuch aur tha aur unhone bola kuch aur. Phir delay pe delay. Vashisth Group ke bare mein bhi maine suna hai ki unke older projects mein possession mein kaafi time laga hai. Research is key, especially with CLP.
U3, Vashisth Group is relatively new to large-scale projects in Ghaziabad. Their RERA details are available, but past projects are mostly smaller, local ones. For Tronica City, it's a big bet, and cash flow is always a concern for such developers. Always check the RERA completion date vs. their promised date.
My personal experience with CLP was not great. My cousin booked a flat in Noida Extension with a CLP, and the project got delayed by almost 3 years. He had to keep paying EMIs for the loan portion linked to construction, even when nothing was happening on site. Builder ne bas bahane banaye. I think down payment option agar mil raha hai toh go for it, aur usme hi negotiation ka scope zyada hota hai.
