Mujhe toh lagta hai yeh sab marketing tactics hain. Builder pehle CLP mein high rate pe bech deta hai, phir jab construction slow hoti hai ya funds chahiye hote hain, toh pre-launch mein naye projects nikaal deta hai kam rates pe. Hum jaise first-time buyers toh bas phaste hi hain. Ab mera bhi builder ne possession date phir se extend kar di hai, I'm so frustrated!
Ye pre-launch aur CLP ka chakkar hi confusion create karta hai. Mera ek relative Alistonia Estate mein phasa hua hai. Unka CLP project tha, builder ne 3 saal delay kar diya hai. Ab unko EMI bhi bharni pad rahi hai aur rent bhi. RERA mein complaint daali hai but process bahut slow hai. Hamesha builder ka track record aur RERA compliance check karna chahiye, especially with CLPs. Builder ka RERA compliance kitna important hai CLP projects ke liye?
Bahut important hai bhai! RERA compliance is non-negotiable. Agar builder RERA registered hai toh at least aapke paas legal recourse hai for delays or quality issues. Mere ek colleague ka project bhi 2 saal late hua, RERA ne hi help ki compensation dilane mein. Bina RERA ke toh builder ki manmaani chalti hai.
Totally relate! I booked a 3BHK in Alpha I Greater Noida two years ago with a CLP for ₹85L. Us time laga tha ki best deal hai. But now, my friend just booked a similar sized flat in Alpha II Commercial Belt through a pre-launch offer for almost ₹75L, and possession is barely 6 months after mine. Feeling like a fool honestly, ₹10 lakh ka difference! Kisi ne recently pre-launch mein book kiya hai kya? Kya rates mile hain?

Yaar, I'm facing the exact same dilemma! My 2BHK in Sector 150 was also booked on a CLP, possession next year. Ab lag raha hai ki pre-launch deals mein toh 10-15% ka discount mil jaata hai easily. Builder ne humein poora paisa construction ke hisaab se le liya, par end mein lagta hai humne hi zyada pay kiya. Kya abhi bhi CLPs safe option hai ya sirf builder ko cash flow chahiye hota hai?
Dekho, I get the frustration but CLPs do have a point. Agar builder project delay kare ya beech mein construction ruk jaye, toh your money is safer as you haven't paid everything upfront. Pre-launch mein risk zyada hota hai, especially with new builders. Thoda extra pay kiya hoga but peace of mind bhi toh milta hai.
Bhai, sahi pakda hai! CLPs are mostly for builder's cash flow only. Noida market mein abhi bhi bahut builders hain jo pre-launch mein kam rates de rahe hain. Safety ke naam pe extra pay karwa lete hain. Aapne jo pucha, it's more about builder's convenience.
