Budget finalised, loan pre-approved — now stuck on which sector. I'm seriously looking at Shriram 107 Southeast Phase 2 for an investment property, but construction quality is my biggest worry. I've heard stories about projects having issues like seepage or bad fittings just a year or two after possession. As an investor, I'm thinking about resale value down the line and potential maintenance headaches. Does anyone have experience with Shriram's quality, especially for long-term hold? Will poor construction affect tenant attraction or lead to unexpected costs? Is it worth paying a premium for builders who claim better quality, or is it all just marketing? Honestly, not sure how to gauge this during a site visit.

Shriram? Bhai, unka track record mixed hai. Especially for an investment, quality is everything. Mere ek dost ne Agrahara Layout mein liya tha, bahut issues aaye drainage ke baad. Resale mein value gir jaati hai aisi cheezon se. Site visit pe toh sab chamakta hai, asliyat baad mein pata chalti hai. Agar aap long-term soch rahe ho, toh quality se compromise karna bahut costly padega.
Totally agree. Main bhi ek property dekh raha tha Akshayanagar mein, builder ne bahut promises kiye the. Baad mein pata chala ki fittings sab low quality ki thi. Sirf paisa bachane ke chakkar mein quality compromise karte hain aur phir hum jaise buyers phas jaate hain.
Sahi baat hai, mere cousin ko bhi seepage ka issue aaya tha ek saal mein hi. Builder ne theek se respond bhi nahi kiya. Headache hi headache.
