Construction quality impacts resale value big time
I'm looking at upgrading from my 2BHK in Marathahalli to a 3BHK, maybe a villa. Been checking out places like Prestige Lakeside Habitat. Builders promise a lot, but what's the ground reality after a year or two? Matlab, cracks, seepage, fittings ke issues? Does bad construction really hit resale value hard, or is location enough? Also, amenities ka kya scene hai? Are those fancy clubhouses actually used, ya just for show, driving up maintenance? I mean, for an investor, is that premium justified?

Meri toh suno. Maine ek builder se 2018 mein property li thi, possession 2020 mein mila. Starting mein sab theek tha, but ek saal baad hi bathroom mein tiles crack hone lage, kitchen mein drain block ho gaya, aur balcony mein seepage ki problem shuru ho gayi. Builder ko kitni baar phone kiya, unhone sirf plaster karwa diya, problem solve nahi hui. Abhi bhi wohi haal hai. Isliye, construction quality pe research bahut zaroori hai, sirf naam dekh ke mat jaao. Location acchi thi, lekin ab roz ki tension hai.
1.2 Cr – 3.5 Cr ki range mein toh bahut zyada lag raha hai yaar. First-time buyer ke liye toh yeh budget se bahar hai. Quality bhi compromise ho toh double loss.

Aur inka maintenance kitna lagta hai wahan pe? Builders toh bol dete hain ki high-end amenities hain, but phir har mahine 5-10k extra maintenance dena padta hai. Is it really worth it for a first-time buyer like us?
Prestige Lakeside Habitat mein maintenance charges kitne hain, kisi ko idea hai? Average per sqft kya charge karte hain?
Well, it depends. Hamare yahan Agrahara Layout mein ek project hai, usme clubhouse kaafi used rehta hai. Kids ke activities, senior citizen groups, small functions... but haan, maintenance definitely high hota hai. Maybe for Prestige Lakeside Habitat, with so many units, there's a higher chance of amenities being utilized due to sheer numbers. But yes, always factor in the maintenance into your budget. It's not just the EMI.
Bhai, mostly toh show ke liye hi hota hai. Mere society mein bhi ek huge clubhouse hai, but hardly 10% log use karte hain regularly. Baaki time khaali pada rehta hai. Aur uska maintenance cost sab societies mein divide hota hai, chahe use karo ya na karo. Prestige Lakeside Habitat mein toh 2238 units hain, toh maintenance spread out hoga, but still, a big chunk of your monthly outgo is for things you might never use. Investors toh ye sab premium amenities pe zyada focus karte hain, but for end-users, it's often an unnecessary burden.

Totally agree with you! Mere ek friend ne bhi 2020 mein possession liya tha ek project ka, not Prestige Lakeside Habitat, but similar upscale. Abhi se kitchen sink mein seepage ke issues aa rahe hain aur bathroom fittings bhi loose ho gaye hain. Builder ko complain karte raho, woh sirf cosmetic repairs karte hain. Bahut tension ho jaati hai, especially when you've put your life savings into it.
