Been looking for 8 months now and it's getting exhausting. Fed up of renting, yaar, landlord raised rent again so finally taking the plunge. I'm checking out projects in Pune, particularly something like Kosmic Kourtyard Phase 1. My biggest worry as an investor is construction quality. Site visits pe sab theek lagta hai, but real mein after 1-2 years, cracks, seepage issues toh nahi aayenge? How much does bad quality affect resale value and tenant attraction? Also, maintenance charges. Builders promise the world, but after possession, if quality is bad, it's double whammy. High charges for poor service, right? Does anyone have experience with this, like paying a lot but still seeing common area issues? Kya actual mein amenities and build quality justify the premium?
