I'm seriously worried about construction quality in Bangalore. My friend's Legacy Celino flat, just a year old, already has seepage issues and hairline cracks near windows. It makes me question if new builds are even worth the premium. Builders promise so much, but what about actual long-term structural integrity? Is it just me, or do others face these problems too? What should I look for during site visits for potential red flags?

RERA does have clauses for quality, but enforcing them is another battle altogether. They mandate a 5-year defect liability period, but getting builders to actually fix things without a fight is rare. You often have to send legal notices, which is a huge headache. My friend had issues with a builder in Akshayanagar and it took months to get them to even respond properly.
Yaar, totally agree with you. My cousin bought in a 'premium' project near Aavalahalli last year, and now he's dealing with lift breakdowns every other week and a perpetually leaky bathroom. Builders just want to sell, quality control takes a backseat. It's so frustrating for first-time buyers like us.
It's not just fittings, the basic structure also worries me. Legacy Celino ka price range toh 1.7 Cr se 2.8 Cr hai, for that kind of money, you expect top-notch, not these issues in a year!
Same here! Builder ne toh bola tha imported fittings, ab sab loose ho gaye hain.
