Construction quality: The hidden cost for investors?
Visited CGHS Solomon Heights last week, seriously considering a 3BHK there. I'm currently in a 2BHK, thinking of upgrading, but this price jump needs solid justification. Builder ka track record on construction quality is what worries me most. Site pe sab theek lagta hai, but after 1-2 years, cracks, seepage, fitting issues – yeh sab kitna common hai? Does this seriously hit resale value? Also, promised amenities ki delivery kitni real hoti hai? Often, brochures mein jo dikhate hain, woh possession pe milta nahi hai. And maintenance charges, are they truly value for money for the service quality, ya just a premium for a half-baked clubhouse? Investor perspective se, is the premium worth it for amenities jo shayad use hi na ho? Want your experiences, especially for long-term holding.
