But I'm seeing a pattern where developers oversell amenities while skimping on actual construction quality. From my experience, those fancy clubhouses become ghost towns, but the cracks and seepage after two years? That hits resale value and maintenance costs hard. Investors focus on ROI, not just a flashy gym. Are we just paying premium for stuff tenants won't even use, while fundamental build quality suffers? Change my mind.
