posted on 20 MayCorner plot PLC in Krishna Kunj: My negotiation hack
Budget finalised, loan pre-approved — now stuck on which sector. Everyone talks about airport impact near 150 Feet Ring Road, but I found out about PLC charges for corner plots in Krishna Kunj. They're negotiable, don't just accept it. Hope this helps someone!

This thread has been super helpful. It really shows that as first-time buyers, we need to be more proactive and informed. My biggest fear is getting ripped off. The original post's point about PLC being negotiable is a huge eye-opener. I think the key takeaway is to always question, always negotiate, and never assume anything is 'fixed' unless it's a government-mandated tax. What happened with your negotiation, OP? Did you manage to get a good deal on your Krishna Kunj plot?
I'm looking at a 2BHK in a different area, not Krishna Kunj, but the sentiment is the same. Every extra charge feels like a burden. The builder quoted some 'infrastructure development charges' that seem totally made up. Is there any official list of charges that are genuinely non-negotiable vs. those that are just 'builder ke marzi'?
So basically, everything is negotiable if you try hard enough? What about parking charges?
U10, there's no official 'negotiable vs non-negotiable' list, unfortunately. But typically, stamp duty, registration, and GST are fixed by the government. Other charges like PLC, infrastructure charges, club membership, maintenance advance, etc., often have some wiggle room. It depends on the builder's current sales targets and how badly they want to close a deal. Always ask for a detailed breakup and question anything that seems vague or unusually high.
This is great advice! But what's the best way to approach this negotiation? Should I directly ask for a discount on the PLC, or bundle it with other things like maintenance charges or registration fees? Any specific builders in Krishna Kunj who are known to be more flexible?
Uff, it's so complicated! Builder se deal karna is like a full-time job. Meri toh himmat hi nahi hoti.
Be careful though. Some builders might reduce PLC but then sneak in higher charges elsewhere or delay possession. Make sure everything is explicitly mentioned in your agreement. Don't just focus on the 'discount', look at the total cost and what you're getting. My friend got a 'discount' but then had to pay extra for amenities that were promised initially.
U6, direct ask is better for PLC. Don't bundle it, it dilutes your point. Builders usually have separate budgets for different charges. For PLC, you can say something like, 'I really like this plot, but the corner PLC is pushing my budget a bit. Can we discuss some flexibility on this specific charge?' As for builders, I can't name specific ones here, but generally, the newer projects by less established developers might be more flexible than big names. Also, check their RERA history – if they have pending inventory, they'll be more eager to deal. Always check their RERA project details online.
Sahi keh rahe ho. Builders toh bas lootne ka mauka dhundte hain. But Krishna Kunj mein corner plot PLC negotiate karna kitna realistic hai? Maine suna hai wahan demand bahut high hai, especially with the 150 Ft Ring Road proximity. Kisi ko actual discount mila hai kya?
Totally agree with this! My agent also hinted that PLC is negotiable. Thanks for confirming. Will try this hack for sure!
U3 is right. Demand high hai, par har builder ko sale chahiye. Rajkot mein abhi bhi inventory kaafi hai, aur interest rates bhi thode upar hain, toh buyers ke paas leverage hai. Maine bhi suna hai ki Krishna Kunj mein kuch projects mein builders are willing to offer a bit on PLCs, especially if it's nearing possession date and they want to close sales quickly. Just don't go in expecting a massive discount, but a few thousands can definitely be saved.
Haan, bilkul mila hai! Meri bua ke bete ne pichhle saal wahi ek corner plot liya tha. Pehle toh builder ne bhi same bola, 'fixed price hai'. But jab unhone thoda push kiya, aur dusre projects ke rates ka example diya, toh 1.5 Lakh tak kam ho gaye the. It's not a huge amount for the overall cost, but every penny counts for first-time buyers like us. You need to be firm and show you've done your homework. Don't be afraid to walk away from the table if they're not budging. Sometimes that's the best negotiation tactic.
Wow, this is such a timely post! Main bhi Krishna Kunj mein hi dekh raha tha, aur corner plot ka PLC sunke hi dimag ghoom gaya tha. Builder ne toh seedha bol diya non-negotiable hai. Ab main dobara try karunga, thanks for the confidence boost!
