Corona Optus Sohna mein ROI kitna milega?
₹1.65 Cr for a 2BHK in Corona Optus, Sohna – I'm looking at it for investment. Main khud real estate mein kaam karta hoon, but apna paisa lagate time darr lagta hai. Is project ka capital appreciation kaisa raha hai since launch? Kitna upside dikhta hai next 3-5 saal mein? Real rental yield kya hai yahaan pe? What are actual rents for a 2BHK/3BHK? Aur iski resale liquidity kaisi hai? Active secondary market hai ya exit karna mushkil ho jayega? Builder ka track record toh theek hai, but Sohna mein long-term potential kitna hai? I know builders don't tell you everything, so any off-the-record advice on final negotiation ya hidden costs? Always good to hear from fellow buyers.

I also considered Sohna 2 years back for investment, but decided against it. Resale liquidity is a major concern. Jab tak koi big corporate setup nahi aata wahan ya connectivity dramatically improve nahi hoti, exit karna mushkil ho sakta hai. My friend bought in a project near Baliawas, usko 3 saal ho gaye, abhi tak koi serious buyer nahi mila. Builders toh bol dete hain sab bik jayega, but ground reality alag hoti hai. Off-the-record advice: negotiate hard on registration charges and maintenance advance, builders often have some wiggle room there, especially for completed projects.
U9, resale wali baat bilkul sahi hai. Main bhi yahi soch raha tha. Aur hidden costs ka kya scene hai? Jaise maintenance charges advance, club membership, parking charges, etc. Builders yeh sab last minute pe batate hain aur budget hil jaata
Sach mein, actual rental yield kya hai yahaan pe? Koi bata sakta hai ki 2BHK ya 3BHK ke liye kitna rent mil raha hai? Main toh Airport Road (Gurgaon side) ke paas dekh raha tha, wahan toh 25-30k mil jaate hain 2BHK ke. Sohna mein is price point pe kitna expect kar sakte hain?
1.65 Cr laga ke 15k rent? That's barely 1% yield annually. Mera budget bhi tight hai, lagta hai yeh option out hai.
U6, realistic bolun toh 2BHK ke liye 15-18k expect kar sakte ho. 3BHK shayed 20-25k tak. Optus mein units kaafi hain (714 units), toh competition bhi hai rentals mein. Yield wise, it won't be great initially.
Corona Optus toh completed project hai, toh possession ka tension nahi. Builder ka track record theek hi hai, RERA compliance bhi achi hai.
Bhai, 1.65 Cr for a 2BHK in Sohna? Thoda high nahi lag raha? Investment ke liye toh location sabse important hoti hai. Sohna mein rentals itne strong nahi hain jitne Gurgaon proper mein. Capital appreciation bhi time lega. Kahin phas na jao.
Long-term toh theek hai, but kitna long? Aur connectivity abhi bhi office-goers ke liye tough hai. Morning/evening traffic is a nightmare. Mera friend Badshahpur se daily commute karta hai, he's fed up. What about actual job hubs nearby?
U2, Sohna ka potential long-term mein hai. Delhi-Mumbai Expressway ka effect aur connectivity sudhar rahi hai. Plus, Gurgaon-Sohna Road bhi upgrade ho gaya hai. Abhi entry point hai, 3-5 saal mein dekhna. Rentals shayad kam hon, but capital appreciation ka scope hai.
