Honestly, even working in real estate, buying for myself feels completely different. I'm checking out Cosmos Floors in Mohali, the completed ones, around ₹85-90L. My main focus is the investor angle. Capital appreciation ka kya scene hai yahan? Since it's ready, pre-launch gains toh obviously miss ho gaye. But long-term mein growth potential kitna lagta hai? Also, real rental yield kya expect kar sakte hain for a 2/3 BHK? Kitna monthly rent nikal jaayega? Most importantly, iska resale market kitna liquid hai? Matlab, agar 5-7 saal baad exit karna pade, toh buyers easily milenge ya stuck ho jaayega? Any actual owners ya investors yahan se, please share your experience.
