Dekho, ghost society risk definitely hai agar occupancy kam hai. But sometimes, these projects pick up after a few years when infrastructure develops around them. The key is to check the current rental yield – if that's decent, it might still be a holding option. But capital appreciation from ₹27 L – ₹85 L range has been stagnant for a while. What's the latest on any proposed development nearby that could boost value?
Yaar, first-time buyer ke liye toh ye sab sunke aur darr lagta hai. Lagta hai rent pe hi reh lo.
I checked a few listings for Cosmos Shivalik Homes. Most of them are from investors trying to offload. The asking prices are barely above what they paid in 2017. Plus, maintainance issues ke bhi reviews mile hain. Not a good sign for ROI.
Cosmos ka track record Noida mein waise bhi kuch khaas nahi raha hai. Mere ek dost ne Ajayabpur mein ek project liya tha, abhi tak phasa hua hai. Shivalik Homes ka price range (₹27 L – ₹85 L) bhi kuch units ke liye bahut high lagta hai for that area.
Meri ek relative ne bhi Alpha II Greater Noida mein ek flat dekha tha Cosmos ka. Booking ke time bahut promises the, but delivery ke time quality compromise aur amenities ka haal kharab. Luckily unhone book nahi kiya. Shivalik Homes bhi completed hone ke baad bhi itna buzz nahi hai, which is concerning for capital appreciation.
Sahi pakde ho. Cosmos ne bahut projects delay kiye hain. Total units 417 hain yahan. Agar isme se adhe bhi investors ke paas hain, toh resale mushkil hogi. Noida market already slow hai.
Ajayabpur ka toh haal bura hai. But Shivalik Homes mein kya occupancy hai, koi idea hai?

Bhai, ghost society ka darr toh mujhe bhi lag raha hai. Jab se completed hai (2017-12-01 possession date), kitne log actually move in hue hain? Ya sirf investors ne hold kar rakha hai?
Totally agree! Main bhi yahi soch raha tha. Liquidity toh major concern hai.
