Cosmos Shivalik Homes: Real construction quality check?
Just got possession of my unit in Cosmos Shivalik Homes last month. Honestly, thode construction quality issues dikh rahe hain already. Minor cracks and some fittings seem loose. Investor perspective se, will this affect future resale value? Aur long-term maintenance costs pe kya impact aata hai? Clubhouse aur gym toh ban gaya hai but kitna use hota hai? Is it really a factor for attracting good tenants ya bas premium pricing gimmick hai? Noida mein experience kaisa raha hai baaki logon ka?

Dekho, every project has some snags. The key is how quickly and efficiently the builder resolves them. If they are responsive to your complaints, that's a good sign. But if you have to chase them endlessly, then it's a problem. For long-term maintenance, a strong RWA (Resident Welfare Association) can make a huge difference in managing common area issues and pushing the builder for structural fixes.
Noida mein construction quality ka issue bahut common hai, especially with projects that were rushed for possession around 2017-2018. The market is also softening a bit now, so resale might be tough if there are visible defects. Future buyers will definitely negotiate hard.
Absolutely right about the market. Noida mein ab supply bhi kaafi hai. Unless your property stands out in terms of quality or location, it's hard to get a good price. Cosmos Shivalik ke liye, agar aapko repairs karwane padenge, then factor that into your potential selling price.
Softening market is a big concern. I'm looking at properties in Alistonia Estate too, and even there, people are struggling to find good tenants for high-end flats if the finish isn't perfect. Cosmos Shivalik ki resale value toh pakka affect hogi. Maintenance costs toh chodo, pehle repair karwane mein hi dimag kharab ho jayega.
Yaar, yehi toh tension hai. Aajkal buyers bahut aware ho gaye hain. Pehle jaisa nahi raha ki kuch bhi chalega. Agar ₹85 L ki unit mein bhi cracks mil rahe hain toh kaun lega? Builders ko thoda responsible hona chahiye.
Meri ek relative ne bhi Cosmos Shivalik mein liya tha. Unka experience bhi mixed hai. Initial problems toh the, but after a few rounds with the builder's maintenance team, most major things got sorted. But haan, it takes a lot of follow-up. Yeh 417 units ka project hai, toh builder pe pressure banana difficult ho jata hai.
I got possession in 2017-12-01, same time as many others. Honestly, cracks are common in new constructions, but the loose fittings are annoying. Clubhouse and gym ban toh gaye hain, but hardly anyone uses them regularly. Most people prefer their own local gyms. Attracting tenants with these amenities is tough unless the rent is very competitive.
Totally agree with the amenities point. These are mostly for show-off. I live near Ajayabpur and even there, new projects have amazing clubhouses but they're empty. Focus should be on solid construction first, then extras. Resale value toh definitely hit hogi with these issues.
That's what I was thinking. Amenities ka sirf maintenance cost badhta hai agar use na ho. Mera budget tight hai, toh har extra expense matter karta hai. Kya aapko lagta hai ki yeh issues resale value pe bahut impact karenge?
Bhai, thank you for sharing this. Main bhi Shivalik Homes mein ek unit dekh raha tha, but yeh construction quality sunke darr lag raha hai. Kya builder ka track record pehle se hi aisa hai? Investor perspective se toh yeh major red flag hai.
Sahi keh rahe ho. Mera ek dost Alpha I Greater Noida mein flat leke phas gaya tha, similar issues. Builders initially bahut promises karte hain amenities ki, but basic structure mein hi compromise kar dete hain. Long-term maintenance cost toh aayegi hi.
Exactly! Hum first-time buyers hain, aur itna paisa lagane ke baad agar aisi issues aaye toh bahut tension hoti hai. Price range toh ₹27 L – ₹85 L tak ja rahi hai, ismein toh thodi better quality expect karte hain yaar.
