I'm seeing all these amazing clubhouse and green area pictures in brochures. But honestly, I've heard too many stories about what's promised vs what's actually delivered at possession. Like, do those kids' play areas actually get maintained? And what about construction quality? Anyone living there, or similar Noida projects? How was your experience with the actual amenities? Does the construction hold up? Is the maintenance worth it?

Builders show grand plans, but the execution and long-term maintenance are often neglected. Given the current market conditions, where property rates are slowly climbing, you don't want to invest in something that becomes a headache later. Try to get contact numbers for current residents if possible, they'll give you the real picture.

For 417 units, maintenance societies usually struggle if the builder doesn't hand over properly. I'd suggest checking the RWA status. Is there an active RWA, and are they managing things well or constantly fighting with the builder?
