County's clubhouse: Investor reality check

Clubhouse amenities in Noida projects are mostly a marketing gimmick for investors. I've seen it with County. Builders charge a premium, but actual usage aur tenant attraction for these facilities is often low, affecting ROI. Maintenance badhta hai, par resale value justify nahi karti. Am I missing something?
