Totally agree with your concerns! My brother booked a flat near Badshahpur a few years back, aur unhone bhi brochure mein world-class gym aur swimming pool dikhaya tha. Jab possession mila toh gym mein 2-3 machines the jo kabhi kaam nahi karte the, aur pool toh bas ek bada sa tub tha. CS Roseate ka bhi yahi haal na ho jaye. Builders ki marketing aur reality mein bohot fark hota hai.
Bhai, you hit the nail on the head with carpet area efficiency! That's my biggest worry too. Brochure mein sab bada dikhta hai, andar jao toh lagta hai kitchen toh cupboard jitna hai. Amenities ka bhi same haal hai.
