Cubbon Park 3BHK: super area and payment plan doubts

Visited a Prestige project near Cubbon Park last weekend, 3BHK dekh raha tha. Carpet area aur super area ka difference bahut zyada laga. Builder bol raha construction-linked payment plan best hai, but my friend said it's risky with delays. Par, is it really? Kya super area ka ye calculation standard hai ya builder inflate karte hain? Not sure if that extra 30% for super area is worth it. Koi experience share kar sakta hai for Bengaluru properties, especially about these payment plans and area calculations?
