Cubbon Park property prices – my honest confusion
Cubbon Park / Vidhana Soudha area – I'm looking at properties here for my own use, not for a client. Honestly, prices seem through the roof. I know the market, but yahan ka ROI, especially for a 2BHK at ₹1.5 Cr, feels stretched. Builders don't tell you the real story, right? I'm seeing some older apartments, but even those have crazy price tags. As someone in real estate, I know the super area vs carpet area games. But is this area really justifying such premiums? What's the scene with resale value after 3-5 years? Will there be appreciation, ya fir this is the peak? Also, what about the tenant profile for rental income if I decide to move later? Are young professionals willing to shell out big rent here? I need some real talk from residents or recent buyers. What do you guys think?
