Current Begumpet price hikes make zero financial sense
Was supposed to finalize another investment by this quarter, but the numbers in Begumpet are throwing me off. From my experience, central locations usually plateau, but Begumpet quotes jumped from around ₹7,500 per sqft to nearly ₹10,500 in two years. That's wild CAGR for a mature zone. Actually wait, older standalone apartments are still hovering near ₹6,800, so the gap is crazy. The rental yield barely touches 2.8% today, making any calculated risk feel stretched. I've seen this pattern before right before a correction. Are buyers actually closing deals at these rates, or is it smarter to wait? Am I the only one seeing this disconnect...?

I checked TG RERA portal last week for one upcoming Begumpet project, the base agreement value on paper was shown around ₹8,200 per sqft while marketing brochure claims ₹10,800 'all-inclusive'. All these clubhouse, floor rise, amenities and piped gas charges push the final outgo absurdly high. Abhi toh brokers bol rahe hain 'rates will touch Banjara Hills level next year sir', but ground reality is slow registrations. Sab confused hain wait karein ya jump in, nobody has a clear answer right now.
Honestly I am so confused and losing sleep over this. Ek taraf FOMO lag raha hai ki agar abhi nahi liya toh Hyderabad market out of reach ho jayega permanently. Doosri taraf fear of overpaying for an asset that might not appreciate for next 5 years. Does anyone have exact RERA registered rates for recent launches there?

Price gap between old and new is honestly giving me cold feet. A builder near Prakash Nagar quoted me ₹1.6 Cr for a 3BHK, while just 200 meters away a 12-year-old flat is available for ₹85 Lakhs. Why would anyone pay double just for modern tiles and an elevator that might break down in 2 years?
To answer on the water scene, standalone buildings in that belt completely rely on municipal supply plus daily tankers in peak summer. Main rent pe reh chuka hoon wahan, monsoon mein waterlogging on main roads and summer mein ₹2000 extra tanker maintenance. Agar budget tight hai toh better look around Ameerpet or Alwal side where you get decent gated communities without this crazy premium.

Main pichle teen mahine se Begumpet mein 2BHK dhoond raha hoon, and prices dekh kar meri himmat toot gayi hai. ₹10,500 per sqft for a mid-tier project with barely 40 units? Meri monthly salary ka 60% EMI mein chala jayega yaar, parents are also totally against stretching beyond 70 lakhs.

He told me mostly local businessmen and doctors are taking these units, regular salaried first-time buyers toh negotiate karte hi bahar ho rahe hain. Bank valuation bhi ₹9,200 se upar sanction nahi kar raha easily, so buyer ko pocket se extra down payment bharni pad rahi hai.

My budget was ₹80L max, but brokers are saying Begumpet mein is budget mein standalone building bhi dhang ki nahi milegi. Sab bolte hain Banjara Hills touch feel milega isliye rates high hain, but genuine query hai... are middle-class first timers really paying this or is it all NRI money?
