Cyrus Vivanta: can't shake this delivery worry
Under-construction projects always make me nervous, honestly, especially with smaller builders. Cyrus Vivanta looks okay at ₹40L, but I can't find much on their delivery track record. Will they actually finish on time? Is there any real capital appreciation left here?

My cousin booked a flat in Ansal Villas and faced similar issues with delays and quality. He said always check the builder's past projects, not just what they promise now. If they can't even finish 250 units on time, it shows poor management. For a first-time buyer like us, this kind of risk is too high. Look for something that's closer to completion, even if it means a slightly smaller space.
For ₹40L, and with a 2021 possession date that's missed, capital appreciation is probably already eaten up by the delay costs and mental stress. In today's Delhi market, especially for a project that's already behind schedule, you'll be lucky to get your principal back without a fight. Have you checked if they have any RERA complaints against them?
U1, I was also looking at Cyrus Vivanta last year. The ₹40L price point is attractive for sure, especially with the current market rates in Delhi where everything else is sky-high. But delivery is a major concern. I personally backed out after seeing the slow pace of work on site. My uncle got burned badly with a project near Anand Vihar, took them 5 years extra to deliver. Don't rush into it.
I'm with U6. My budget is also around ₹40L, and I thought Cyrus Vivanta might be a good deal. But if it's already delayed from 2021, and work is slow, then appreciation ki toh baat hi kya karein. Better to pay a bit more for a ready-to-move or a reputed builder.

Haan, current status is key. I heard from a broker ki abhi tak completion certificate bhi nahi mila hai. Agar builder RERA registered hai toh wahaan check karo, but usually small ones don't have a clean record. ₹40L is a big amount to risk.
