Delhi-NCR mein property prices already high hain, aur market mein uncertainty bhi hai. Aise mein ek 'upcoming' project mein invest karna, jiska builder doubtful ho, bahut risky move hai. Totally agree with U5. My cousin booked a flat in Alaknanda with a lesser-known builder, similar situation - no RERA, attractive price. Usne socha 'chalo, risk lete hain', but ab 3 saal se project stuck hai. Na poora paisa wapas mil raha, na flat. Aur yahan toh May 2026 ki possession date hai, jo ki upcoming project ke liye kaafi tight lag rahi hai, especially jab builder ki reputation aisi ho. Small builders often struggle with funding and approvals, leading to massive delays.

Exactly! Mere friend ka bhi Anand Vihar mein ek project 2 saal se delay ho gaya hai. Builders bas dates dete rehte hain. It's so frustrating for first-time buyers like us. We put our life savings into this.

Maine bhi ek baar aise hi ek project mein phans gaya tha, builder ne promise kiya 2020 mein possession, abhi tak 2024 ho gaya aur kuch pata nahi. Mera saara investment stuck ho gaya hai. Bina RERA ke toh bilkul mat sochna, especially jab budget tight ho. Ye ₹45 lakh ki baat hai, chhota amount nahi hai.
Sahi keh rahe ho. Maine bhi check kiya tha, RERA Not Applicable dikha raha hai website pe. Ye toh pehla red flag hai. Aur suna hai inke ek project mein Anand Niketan mein bhi kaafi issues the possession ko lekar. Bahut risky lag raha hai.
