Since January I've been evaluating properties near Dadri, and honestly, the pricing seems quite aggressive. While the Jewar airport impact is noted, ₹70L+ for a 2BHK in certain projects appears disproportionate. Builders like Gaursons and ATS operate here, but the premium they command doesn't always align with past delivery records or current market value. Is this pricing strategy truly justified, or is it largely speculative? Furthermore, the issue of maintenance charges concerns me. My prior experiences with RWAs have often involved opaque billing and inadequate service delivery. For Dadri, what's the ground reality regarding maintenance? Are residents receiving commensurate value for their contributions? Significant EMIs combined with unforeseen recurring costs can severely impact overall ROI. Are there builders in Dadri known for transparent and effective RWA management, or is this a widespread challenge?

Lagta hai builders bas hype bech rahe hain, actual value kuch aur hai.
