Dadri Road 3BHK pricing makes zero sense for NRI buyers
Was supposed to finalize an investment by next month, but deciding from Dubai is proving tricky without ground truth. I'm comparing 3BHK units along Dadri Road in the ₹90L to ₹1.3Cr bracket. Since I can't do a site inspection myself, which projects actually offer clean legal titles and decent rental demand? Would appreciate honest feedback.

Did you end up putting your token on hold or are you still evaluating Dadri Road options from Dubai? Market is moving fast, but throwing 1 Cr without boots on the ground gives me major anxiety.
I was looking around Alistonia Estate and nearby pockets last month with my family, and honest advice, Dadri Road traffic during peak hours is painful. There are heavy trucks moving towards industrial patches and local dust pollution is high. A broker tried convincing me that metro extension will solve everything in two years, but my parents felt very uneasy with the location. Now I am wondering if ready-to-move resale flats in older sectors make more sense than betting savings here. What do you guys think, is resale safer for a first-timer?
Haan bhai, resale demands almost 20-30% liquid cash upfront which completely broke my calculation too. That is why people get tempted by under-construction builder plans, even with the obvious delivery risk.
Resale is definitely safer because what you see is what you get, and you can talk directly to current residents about water supply and power backup. But the catch is upfront cash component, down payment demand is way higher in resale which my middle-class savings cannot support right now.
Property rates in Noida and Greater Noida have jumped 20-30% over the last year alone, but rental growth has not kept pace. Paying 1.3Cr for Dadri Road feels completely disconnected from ground reality.
Wait, does Elkens Group have active inventory along Dadri Road in that exact price band? I was checking one of their brochures last week and got completely confused by the super area vs carpet area calculation, numbers were not adding up. Can someone confirm what rental yields people are actually getting there right now?
Alpha I Greater Noida has solid tenant demand because of metro access, but Dadri Road projects still face connectivity gaps during late hours. Elkens Group quotes sounded high to me too when I enquired, so I immediately backed out. As a first-time buyer with strict EMI calculations, negative cash flow will ruin my peace of mind.
Rental yield along that patch is hardly 2.5% to 3% right now. People working near Alpha-II Commercial Belt prefer renting inside developed sectors like Alpha I Greater Noida rather than Dadri Road. If you pay 1.1Cr, getting even 22k rent per month is a big struggle, so pure investment angle looks very risky to me.
Bhai 90L to 1.3Cr along Dadri Road for an investment sitting in Dubai? Honestly it scares me just reading this. Even I have a hard ceiling budget around 95L and I am visiting sites every weekend on foot, yet I am terrified of hidden charges or getting stuck in delayed possession. If you cannot do physical checks, how are you planning to verify registry status?
Bilkul sahi baat hai. Without physically visiting, please do not wire any advance token money, especially for Dadri Road stretches.
Registry and title check is the biggest headache right now. A lawyer friend told me that even bank approval does not guarantee 100% clean land ownership in these belts. I got so paranoid hearing that, now I cross-check every single RERA doc thrice before even paying booking token.
